What costs can you expect when selling real estate in Germany?
You will incur the following costs when selling your property:
Broker commission: The broker commission is usually between 3 and 7 % of the purchase price. However, you can pass on up to 50 % of the commission to the buyer(s).
Valuation: If you have hired a broker, the determination of the property value is already included in the broker commission. Otherwise, you can hire an appraiser to determine the value. A short appraisal costs approximately 100 to 500€, and a full appraisal costs approximately 1 % of the property value.
Notary fees: Notary fees are required by law and amount to approximately 1.5 % of the property value.
Land registry extract: The land registry extract must be current at the time of sale. A certified extract costs around 20€ at the land registry office.
Preliminary building application: If you do not yet have a development plan for the sale, you can submit a preliminary building application to the relevant building control authority. This will check whether the property is suitable for development and what construction projects can be carried out. An informal application costs around 50 to 200€. A formal application can cost between 0.1 and 0.2 % of the estimated construction cost.
Early repayment penalty: If the term of the loan you used to finance your property has not yet expired, the bank will charge an early repayment penalty. This can amount to several thousand euros.
What taxes are due when selling real estate in Germany in Germany?
You may have to pay taxes when selling real estate. If you want to sell your undeveloped land, you must take the speculation period into account. If less than ten years have passed between the purchase and sale of the land, you will have to pay speculation tax. The amount depends on the profit from the sale and your personal tax rate. Energy performance certificate: You must be able to present an energy performance certificate by the first viewing at the latest. The cost for this is around 40 to 500 €.
Valuation*: For a private house sale, a short appraisal is usually sufficient, which costs around 100 to 500 €, depending on the amount of work involved.
Marketing costs*: You can expect to pay up to 1,000 € for professional photos, exposés, advertisements, etc.
Notary fees: These costs are set by law and are graded according to the sale price. They usually amount to around 1 % of the sale price.
Land registry fees: The sale must be entered in the land registry, which costs around 0.5 % of the sale price.

Under certain circumstances, you may also incur the following costs when selling your property:
Renovation costs: A few cosmetic repairs can make your house look much better. This may also help you achieve a better price. Depending on the amount of work involved, you can expect to pay several hundred to several thousand euros.
Early repayment penalty: If your property is encumbered with a loan, you can repay it early or, under certain circumstances, transfer it to the buyer. In the event of early repayment, the bank may charge an early repayment penalty. The transfer of the loan to the buyer must be approved by the bank.
How much do prefabricated houses cost in Germany?
The cost of a prefabricated house can vary depending on its size, features, and construction method. On average, the price for a turnkey prefabricated house ranges between 2,200 and 3,000 € / m². A house with 150 m² of living space therefore costs between 330,000 and 450,000€ – excluding land, ancillary building costs, and any costs for a basement or floor slab.

Simple prefabricated houses: from approx. 300,000€
Mid-range prefabricated houses: 350,000 - 500,000€
